Furnished tourist rentals in the Greater Paris - Grand Paris Metropolis and in Paris in 2025

Furnished accommodation available for tourists remains abundant in Grand Paris and demand is on the rise. While regulations are tightened to protect residential properties in a context where the real estate market is stretched to a limit, the City of Paris and Grand Paris Metropolis commissioned the Paris Urbanism Agency -Apur - to set up an Observatory of Furnished Tourist Rentals. After having documented a historical peak in 2024, the observatory published two new notes in 2025, one covering Paris and the other the entire metropolitan area.

In 2025, the number of furnished tourist rentals advertised fell slightly in both Paris and Grand Paris, following a year marked by a sharp increase in 2024 which peaked during the summer and rapidly declined after the Olympic and Paralympic Games. This short-term accommodation found on platforms such as Airbnb, Abritel or Booking.com, include a variety of offers ranging from main residences rented out occasionally to accommodation dedicated entirely to the tourist rental market and not available on the long-term rental market.

According to data from Inside Airbnb, 86,000 ads were available in October 2025, that is to say open for booking on the Airbnb site alone, almost 75,000 of which were for entire residences. The offer is largely concentrated in Paris (65% of ads for entire-residences) and in adjacent municipalities. It is structured around accommodation which is partly or entirely dedicated to furnished rentals for tourists as well as specific products such as mobility leases, which are growing in popularity.

In keeping with previous notes, the 2025 analysis pays particular attention to regulations adopted by municipalities and territories within the Grand Paris Metropolitan area.
