A comparative analysis of station neighbourhoods on Line 14 South - The Observatory of Grand Paris Express station neighbourhoods

The opening, on 18th January 2025, of the station Gustave-Roussy finalised the extension of Line 14 South to Orly Airport. The cross analysis of the seven neighbourhoods around the recently opened stations provides insight into the intense urban and social dynamics that accompany the arrival of the new metro. It also puts the aggregate data into perspective on the scale of Line 14 South and of the Greater Paris - Grand Paris Metropolis as a whole.

The seven station neighbourhoods have received planning permission for 1.1 million m² since 2010, of which 574,000 m² is devoted to business activities (52%) and 531,000 m² to housing (48%). 24 development operations occupy 14% of the surface area of the station neighbourhoods, i.e. 192 hectares, which include major metropolitan projects such as the ZAC (construction zones) Campus Grand Parc at Villejuif – Gustave Roussy and Thiais-Orly. 1.5 million m² have yet to be delivered, 49% of which is housing and 51% business activities.
There are nearly 125,000 residents and 77,000 jobs within the seven station neighbourhoods. An additional 25,000 people are expected to move into the areas in the years to come, as development projects are completed. On average, 36% of existing homes are social housing, an increase of 2 percentage points since 2010.

Line 14 South also has the characteristic of linking very large facilities which extend their influence throughout the metropolis, among these are the Bicêtre Hospital and the Gustave-Roussy Institute, which now benefit from much easier access via public transport.
Four large parks are located in station neighbourhoods along the line:  the Parc Kellermann (Maison Blanche), Parc du Côteau de Bièvre (Bicêtre Hospital), Parc Départemental des Hautes-Bruyères (Villejuif – Gustave Roussy) and Parc du Petit Leroy (L’Haÿ-les-Roses), all of which are accessible in under ten minutes walk from one of the new stations.
