Observatory of the Grand Paris Express station neighbourhoods

Designed as a cantilevered footbridge spanning the RER C tracks and offering panoramic views of the industrial landscape, the Grand Paris Express station building at Les Ardoines stands adjacent to the new railway overpass, which will open up the neighbourhood from 2026 by connecting the multimodal hub with the main SNCF stations.

The opening of Line 15 South in early 2027, connecting with the RER C, will improve access to a historically industrial neighbourhood undergoing rapid transformation, which is home to 7,670 residents and 4,010 workers. The neighbourhood’s residents are predominantly from working-class backgrounds. Social diversity is on the rise, although the level of social segregation remains high, particularly in the southern part of the neighbourhood around the Balzac Urban Regeneration Project. The population is set to double, and the number of jobs has risen sharply following the completion of the 678,022 m² planned across two development projects, comprising 3,998 homes and 371,085 m² of commercial space, of which 78 per cent of the floor area is yet to be completed by 2038. 

Among these projects, the Gare Ardoines ZAC (Joint Development Zone), a scheme of metropolitan scale, aims to redevelop 50 ha of brownfield sites and open up a neighbourhood divided by the urban divide between east and west created by the railway line, with a new railway bridge due to be completed in 2026. Although currently lacking a true central hub, the neighbourhood nevertheless boasts outstanding sports facilities, including the new Vitry-sur-Seine aquatic centre, due to open in 2022. It is also notable for the presence of the Kilowatt, a renowned alternative cultural venue. Residents currently have only one large public green space, but plans are in place for 5 hectares of new green spaces, which will help strengthen the connection to the Seine and enhance the appeal of a neighbourhood with great potential.
