Urban services: the case of the Ardoines
The area of Les Ardoines is going to experience some serious upheavals over the next 30 years, caused in equal parts by changes in its industrial fabric (deconstruction of the coal-fired EDF power station and construction of a gas-fired power station in its place), its urban fabric (development of two large, mixed development zones (ZAC) around the two RER Line C stations: the ZAC Seine Gare Vitry and the ZAC Gare Ardoines, and their metropolitan public transport network connections, including in particular the opening of a Grand Paris network station.
As a knock-on effect, the population of this urban area close to Paris is likely to increase over the next few years, as people relocate there. It is important, therefore, to think about the kind of conditions which will encourage industrial activities and major urban services to remain based within the territory, and avoid transferring these sources of employment outside the core zone, as has been observed to happen in the past.
Several examples exist of how isolated buildings can be integrated in dense urban milieus and these have been highlighted in the first part of this study.
The second part of the study focuses on formulating lines of approach taking into account previous examples as well as the additional work which Apur has carried out on each of these themes, and subsequently to suggest changes specific to the Ardoines site which could make it possible for the current activities in this territory to co-exist with new residential zones and probably new types of activity (services for residents, offices…).
